Older units, obviously, tend to be less energy efficient than newer ones. First, list the room that the contents belong in, and, if necessary, a few details such as &quot;glass,&quot; &quot;fragile&quot; or &quot;dishes.&quot; As you load the truck, try to keep boxes from each room grouped together.&lt;br&gt; &lt;br&gt; * Load the heaviest items onto the truck first to create a sturdy base, then start stacking on top.&lt;br&gt;&lt;br&gt; * Moving trucks are taller, wider and heavier than the passenger vehicles you are used to driving. They require more distance to stop. Be extra careful driving your moving truck, especially after it's loaded. Be aware of low-hanging tree branches and building overhangs, and use caution when cornering. Park only in well-lit areas and keep the rear door padlocked and the passenger compartment doors locked.&lt;br&gt; &lt;br&gt; Finally, create a travel bag for moving day and keep important paperwork, credit cards, identification, a change of clothes, beverages and snacks close at hand. But, according to a recent study by J.D. Power and Associates, not only is bundling still popular among consumers, it also results in higher customer satisfaction.&lt;/p&gt;&lt;p&gt;The study found that nearly 60 percent of customers bundle auto and homeowners policies with the same insurer. When customers need additional products &amp;ndash; such as motorcycle, boat and life insurance &amp;ndash; 77 percent of them choose to bundle. The study notes that insurance bundlers also tend to be more satisfied with their insurers overall, not just with the premium discounts they&amp;rsquo;re getting.&lt;/p&gt;&lt;p&gt;Charles Valinotti, Head of Underwriting &amp;#38; Product with &lt;a href=&quot;http://qbeamericas.com/the-americas.aspx&quot; rel=&quot;nofollow&quot;&gt;insurer QBE&lt;/a&gt;, says bundling insurance policies offers other benefits besides lower premiums.&lt;/p&gt;&lt;p&gt;&amp;ldquo;Customer convenience is one advantage,&amp;rdquo; says Valinotti. &amp;ldquo;It&amp;rsquo;s easier to manage insurance policies when you don&amp;rsquo;t have to work with multiple insurers. If you own your home, an umbrella policy gives you extra liability protection on your home and car, and might earn you even more discounts to your homeowners and auto insurance.&lt;/p&gt;&lt;p&gt;* Research options for renters. Look into bundling a renters policy with your car insurance, which might result in as much as a 20 percent discount on your auto coverage. Historically low mortgage rates, rising rents and relatively positive economic indicators are enhancing consumer confidence and driving the trend, according to the National Association of Realtors (NAR).&lt;/p&gt;&lt;p&gt;As demand grows, home prices for a median existing home are expected to rise as much as 5 percent nationwide in 2013, according to the NAR. This should encourage existing homeowners who&amp;rsquo;ve been patiently sitting on the sidelines to consider putting their homes on the market.&lt;/p&gt;&lt;p&gt;Even though the outlook is looking brighter, Daniel Watkins, an attorney who specializes in real estate law at the Watkins Firm, APC in San Diego, says the hurdles to buying a home in today&amp;rsquo;s market are significantly higher than they were a few years ago.&lt;/p&gt;&lt;p&gt;&amp;ldquo;The big hurdle is financing. Expectations among lenders and sellers are a lot higher today,&amp;rdquo; Watkins says. &amp;ldquo;If you&amp;rsquo;re serious about buying a home, you need to have a sizeable down payment, a good credit score, low debt and a solid track record of employment to qualify for a loan.&amp;rdquo;&lt;/p&gt;&lt;p&gt;Lenders are paying close attention to buyers&amp;rsquo; ability to repay a loan, according to FindLaw.com, the nation&amp;rsquo;s leading legal information website. The generally accepted principle is that no more than 30 percent of a household&amp;rsquo;s take-home income should go toward the principal, interest, taxes and insurance.&lt;/p&gt;&lt;p&gt;Here are some tips from &lt;a href=&quot;http://www.findlaw.com/&quot;&gt;FindLaw.com&lt;/a&gt; about buying a home within the next six to nine months:&lt;/p&gt;&lt;p&gt;Start planning now. Even if you&amp;rsquo;re a year or more away from buying a home, start preparing now. Build up your cash for a down payment plus other expenses that come with owning a home. Check your credit report for accuracy. Pay all your bills on time and zero out all credit card debt. And don&amp;rsquo;t take on new debt, like a large car payment.&lt;/p&gt;&lt;p&gt;Get a pre-approval letter. Home sellers want to know that you can get a loan to buy their home. It&amp;rsquo;s OK to window shop, but don&amp;rsquo;t make any offers unless you are certain you can obtain financing. After shopping around for a financial institution, get pre-approved for a home mortgage. Showing a seller a pre-approval letter will increase your chances of your offer being accepted. And don&amp;rsquo;t be surprised if the seller or his real estate agent contacts your loan officer to verify that you&amp;rsquo;ve been pre-approved.&lt;/p&gt;&lt;p&gt;Build a strong buying position. As the home market warms up, bidding wars will become more common. However, the highest bid doesn&amp;rsquo;t always win in today&amp;rsquo;s housing market. Instead, home sellers want to know the deal will go through with smooth sailing. So, today, the highest value is being placed on non-contingent offers (not contingent on the sale of your home), pre-approved financing, higher-than-normal earnest money deposit and personalized bids (share with the seller why the home would be a perfect match for you and your family).&lt;/p&gt;&lt;p&gt;Get a lawyer. In some states, the law requires that a real estate attorney be part of the process of making an offer and reviewing loan documents as part of the closing, according to FindLaw.com. Where a real estate attorney isn&amp;rsquo;t required, buyers and sellers should consider seeking legal assistance for relatively more complicated real estate transactions, such as purchasing a property directly from the homeowner, the purchase of a rental property, a short sale or the purchase of a foreclosed property.&lt;/p&gt;&lt;p&gt;Learn about the neighborhood. When you buy a home, you&amp;rsquo;re also buying into a community. Start your home search by first targeting a neighborhood where you want to live. Avoid neighborhoods where homes are not being kept up, or yards are full of old cars and junk. Check out the schools, too. Great schools attract families, and keep up home values. Avoid busy streets, homes under flight patterns or near railroad tracks. And contact the local police department for crime statistics and the location of nearby sex offenders.&lt;/p&gt;&lt;p&gt;Keep your emotions in check. If you&amp;rsquo;ve found a home you like, don&amp;rsquo;t fall in love with it yet. Make sure your offer is contingent upon a satisfactory home inspection conducted by an inspector that you hire (not the seller).&lt;/p&gt;&lt;p&gt;Save some extra money. Whether you&amp;rsquo;re buying your first home or your third, moving and getting a household established can cost more than you anticipated. Your list should include one column for &amp;ldquo;must haves&amp;rdquo; and another for &amp;ldquo;wants.&amp;rdquo; &amp;ldquo;The wants you can compromise on,&amp;rdquo; advises Alexander. If you know what you are looking for and what you can&amp;rsquo;t live without, it&amp;rsquo;s a lot easier to find it.&lt;/p&gt;&lt;p&gt;Many people get caught up on the basic aesthetics of a home. &amp;ldquo;The paint is not a big deal,&amp;rdquo; says Lawrence. &amp;ldquo;Countertops are not a reason to choose a home or cross it off your list.&amp;rdquo; The shag carpeting can be ripped out and replaced. These are all easy fixes.&lt;/p&gt;&lt;p&gt;You should beware of the fixes that can break the bank. Will the roof need to be replaced? What about other big-ticket items like the heating and cooling system? Does the perimeter of the house slope toward it? That could mean flooding during a heavy rain. And what about the structural integrity of the foundation? A good inspector will spot the red flags and could keep you from making a costly mistake. That inspector will also check the chimney, the insulation in the attic and the gutters and spouts.&lt;/p&gt;&lt;p&gt;And there are things you can check on before you call in an inspector. &amp;ldquo;If you want to know whether a floor is warping, just take a ball and roll it across the room,&amp;rdquo; says Alexander. If it doesn&amp;rsquo;t roll straight across, it could signal issues with the foundation.&lt;/p&gt;&lt;p&gt;Figure out what kind of layout you want for your house. &amp;ldquo;Ask yourself what kind of floor plan you like,&amp;rdquo; says Lawrence. &amp;ldquo;Those are the kinds of things that are costly to change.&amp;rdquo; If the floor plan is right for you, the cosmetics will be a fairly easy and inexpensive fix.&lt;/p&gt;&lt;p&gt;While you may think that this home purchase will be one of many, you should consider the possibility that this could be your home for decades to come. That&amp;rsquo;s why Lawrence is a big proponent of finding a home that allows you to &amp;ldquo;age in place.&amp;rdquo; She suggests you find a home with a first floor master bedroom and laundry room. Also consider how many steps there are from the driveway into the home. Are the hallways and doorways wide enough for a wheelchair or a walker?&lt;/p&gt;&lt;p&gt;Even if you do not think you&amp;rsquo;ll need these accommodations, consider your home&amp;rsquo;s &amp;ldquo;visitability.&amp;rdquo; If you have elderly relatives or friends with disabilities, are they going to be able to come to your new home? &amp;ldquo;My grandmother was one of my most frequent guests,&amp;rdquo; explains Lawrence. &amp;ldquo;I had low lighting and had painted the walls dark colors. Detach&lt;/p&gt;&lt;p&gt;You may love the outdated recliner that was passed down from grandpa. You may also think that lime green and fuchsia are the foundation for a great color scheme. But others may not. &amp;ldquo;Before you put it on the market, emotionally detach from your home,&amp;rdquo; advises Rossler. Look at it from the buyer&amp;rsquo;s point of view. Figure out what needs an update, a touch-up or an overhaul and then do it.&lt;/p&gt;&lt;p&gt;2. De-clutter&lt;/p&gt;&lt;p&gt;You want to open up the space to make it feel larger. While it&amp;rsquo;s fine if your home has the &amp;ldquo;lived in&amp;rdquo; look, all the extra knick-knacks should be put away. Jospitre suggests renting a storage unit if your place is small. If you&amp;rsquo;ve got a garage or an attic, store your items there in plastic bins.&lt;/p&gt;&lt;p&gt;But do not shove all the extra stuff in your closets. People look in there, warns Rossler, and a messy closet tells potential buyers that there won&amp;rsquo;t be enough room for their things either. The same goes for drawers and cabinets. Tidy them up and organize them neatly. Make sure your belongings aren&amp;rsquo;t packed tightly because it will make the cabinet look smaller.&lt;/p&gt;&lt;p&gt;Free up the space on your kitchen countertop. A coffee maker and toaster are fine. But put away the blender, stand-mixer and popcorn maker. You might as well tidy up the bathroom counter while you&amp;rsquo;re at it.&lt;/p&gt;&lt;p&gt;3. Go neutral&lt;/p&gt;&lt;p&gt;Neutral colors allow house hunters to visualize what the space will look like with their belongings. &amp;ldquo;Heavily saturated colors are overwhelming and don&amp;rsquo;t go over well with prospective home owners,&amp;rdquo; says Jospitre. If they dislike the colors, they will be put off by the space.&lt;/p&gt;&lt;p&gt;Rossler agrees that sellers should paint neutral colors that blend room-to-room. But she does make room for an exception: &amp;ldquo;If you&amp;rsquo;re living in a trendy area where something out of the norm is expected, then a bright wall could be a welcome feature.&amp;rdquo;&lt;/p&gt;&lt;p&gt;4. A little rehab and some heavy lifting&lt;/p&gt;&lt;p&gt;Does the carpet need to be replaced? Better yet, is there hardwood under the carpet you can refinish? Go for the latter, if that&amp;rsquo;s an option. Buyers love a good hardwood floor. Get the fresh coat of paint on the walls if they&amp;rsquo;re chipping or peeling.&lt;/p&gt;&lt;p&gt;Move furniture away from walls. A big couch against a wall looks frumpy and is not aesthetically pleasing. And remove extra furniture (this could also be filed under &amp;ldquo;de-clutter&amp;rdquo;). It&amp;rsquo;s good to see baseboards and corners, which gives the room a more open and spacious feel.&lt;/p&gt;&lt;p&gt;5. Before the doorbell rings&lt;/p&gt;&lt;p&gt;Clean. Then clean some more. A dirty, dusty house is a huge turn-off. Don&amp;rsquo;t forget to clean the light fixtures on the ceiling. And after you&amp;rsquo;ve done all that, do a quick 15-minute spruce-up before potential buyers walk through the door.&lt;/p&gt;&lt;p&gt;Open the curtains and blinds. Let natural light in. It makes the home seem cheery and bright. Of course, make sure the windows are clean too. Keep fresh flowers in a vase.&lt;/p&gt;&lt;p&gt;And don&amp;rsquo;t forget the smell. A fresh smelling home is a big plus. Open windows to air the home out. Don&amp;rsquo;t cook potentially pungent foods &amp;ndash; like fish or garlic &amp;ndash; before a showing.
